Kansas City at golden hour, looking north along a residential arterial road

Kansas City · Missouri & Kansas

Find your home in Kansas City.

Moving here means picking a state before you pick a house. This site does that math for you — the real costs, the Missouri-or-Kansas trade-offs, and what nobody tells you until after you've unpacked. From Nataliya Hennings, a local REALTOR® who has moved here twice herself.

Kansas City, in ninety seconds

A city of two states, and it matters more than you’d think.

The Kansas City metro is one city spread across two states and six counties, and about 2.25 million people. Downtown, the Plaza, and the historic neighborhoods sit on the Missouri side. Most of the newer suburbs — Overland Park, Leawood, Olathe — sit on the Kansas side, twenty minutes west.

The two states tax you differently, run different school systems, and have different disclosure laws. Which side you buy on is a genuine financial decision, and it is the one most people give the least thought to. We built a calculator for exactly that — but first, go look at some houses.

The part nobody else does

Kansas or Missouri? We built the calculator.

Same house, same family — one side of State Line Road versus the other, costed over ten years. Kansas taxes your income harder. Missouri taxes your house harder. Which one wins depends entirely on your numbers, and it genuinely flips.

It takes about three seconds. No email, no form, no gate. And every rate in it links to the county assessor or state statute it came from.

Your agent

Nataliya Hennings

Licensed in Missouri, Kansas, and Florida — which matters here, because a Kansas City house hunt routinely crosses a state line, and an agent licensed on only one side of it cannot follow you across.

She works in English, Ukrainian, and Russian, and she moved across an ocean herself. If you are relocating internationally, she has actually done the thing you are about to do.
